As an Estates Manager, you will be responsible for managing a property portfolio which encompasses both operational and investment property, within a defined geographical region or portfolio. In this challenging but rewarding role you will be integral to the success of our Property Management strategy and our brand, with the aim of protecting and enhancing trading profitability, minimising ownership and occupational liability and maximising revenue and capital value from the property portfolio.
· Provide a first-class service in managing the Society’s property portfolio within a defined geographical area / portfolio to agreed targets / KPIs and service levels.
· To manage the property ‘life- cycle’ with key areas including; proactive estate management, surrenders, management of external consultants, dealing with property management queries, debt management, dilapidations, service charge, rates, reinstatement valuations and insurance.
· Develop strong collaborative working relationships across all external key stakeholders, constantly seeking to deliver best results against KPIs.
· Ensuring Health & Safety and legal compliance across the investment estate including vacant properties.
· Organising and leading regular portfolio reviews with the trading businesses, advising on estate management activity and agreeing next steps and escalation of material risk within ample time.
· Input into periodic P&L accounts reviews and budgeting processes.
· Have a detailed understanding of the commercial legal framework including Landlord and Tenant 1954 Act, legal requirements around H&S and compliance and a sound knowledge of planning and property law (including Litigation) requirements to assist in daily tasks and requirements.
· Maintain effective and accurate property records and information.
· To manage and rigorously control all occupational costs.
· Occasionally situations may arise where other duties or tasks may be required as reasonably requested by the Society.
