The role plays a key part in creating, driving and supporting the Society to realise and actively deliver value from its property and land assets both trading and investment/non trade. It is a high-profile, forward thinking, strategic position, requiring strong stakeholder management skills and the ability to work effectively across a broad range of internal and external partners and stakeholders.
What you'll be doing:
· Reviewing and analysing the Society’s trading and investment / non-trade portfolio to support on the development of a plan for every asset alongside the requirement to add value.
· Delivering the plan for every asset for your region including development and presentation of business cases.
· Deliver the Society’s divestment programme.
· Proactive management of the Society’s vacant portfolio, surplus space and strategic land to create and realise income/value and critically appraise future requirements.
· You will lead on conversations with third party operators under lease or licence who may look to occupy our schemes, ideally in more than one location.
· Work with the Estates team to protect capital value and are aware and mindful of Landlord and Tenant liaison matters in relation to the estate.
· Lead the annual valuation process through an external consultant and liaise with Finance, Pension, Banking stakeholders as appropriate. Ensuring end to end process is met and there is one version of the truth.
· Take responsibility for initiating, managing and obtaining approval for enhancing, reconfiguration, refurbishment and redevelopment initiatives to maximise asset value / performance.
· Work with all leadership levels within the trading businesses and the Property Leadership Team to identify and realise opportunities.
· You will drive decisions by owning and leading ideas and initiatives through the decision making process.
· Management and control of contract to deliver best value.
· A close working relationship between Regional Estate Manager and the other Senior Asset Manager is critical.
· Write and present compelling and clear governance papers.
· You will work with stakeholders to consider appropriate revenue generation opportunities.
· Maintain effective and accurate property records and information to ensure compliance with legal responsibilities and reporting on information required by the Society on their property assets.
